About VA's Residual Income Standard

Unlike Conventional or FHA loans, the VA's primary qualification standard isn't your DTI ratio — it's residual income (the dollars left after housing and debts to support your household). A veteran with a higher DTI can still qualify if residual income is strong, and your specialist can review compensating factors if needed.

💡 Possible Funding Fee Refund

If you have a pending VA disability claim with an effective date before your loan closing, you may be eligible for a full refund of your VA funding fee after the rating is granted. Mention any pending claims to your specialist.

💡 Seller Can Cover Closing Costs + More

Important Note on Property Tax Exemptions for 100% P&T Veterans

Depending on the state you purchase in, you may be eligible for significant property tax relief on your primary residence:

  • Florida & Virginia: Eligible veterans generally qualify for a full exemption of standard ad valorem property taxes.
  • Georgia: Eligible veterans qualify for a partial exemption (a base amount of the home's assessed value, typically adjusted annually), so a portion of property taxes may still be owed.

Exemptions do not cover minor local "non-ad valorem" assessments (e.g., trash collection, fire rescue). Always verify exact exemption amounts, application deadlines, and local rules with the county tax assessor.
